What we see in the East
- Essex and Hertfordshire behave like outer London: high demand for buy-refurbish-refinance in Southend, Basildon, Chelmsford, Harlow, Stevenage and Watford, with liquid exits.
- Cambridge and the A14 corridor: strong values and rental demand, development exits on small schemes, commercial to residential in the market towns.
- Norfolk and Suffolk: auction property through Auction House East Anglia and the agricultural auctioneers, holiday-let conversions on the coast, barn conversions, and rural property that needs a lender comfortable with unusual construction.
- Bedfordshire and Luton: HMO conversions and refurbishment in the commuter towns.
- Coastal and holiday lets: Southwold, Aldeburgh, the North Norfolk coast, where the exit is often a holiday-let mortgage rather than a standard BTL.
Terms in the East
Essex, Hertfordshire and Cambridgeshire price like the South East: from around 0.55% to 0.65% per month, 75% LTV widely available. Norfolk and Suffolk are well served but with a slightly smaller lender pool for rural and non-standard property; expect 70% to 75% and a rate a fraction higher on the unusual stuff.

About the numbers on this page. Rates, fees and loan-to-values are typical market ranges for unregulated bridging in England, given so you can size a deal. They are not an offer. Your terms depend on the property, the exit, the lender and you.
Questions about bridging in East of England
Do lenders bridge holiday-let conversions on the coast?
Yes, but the exit needs to be a holiday-let or standard BTL mortgage that the property will qualify for. Some lenders restrict lending on properties with holiday-use-only planning conditions. Check the planning before you buy.
Can I bridge a property with non-standard construction in Norfolk?
Flint, clay lump, timber frame and thatch all appear in Norfolk and Suffolk. Bridging lenders are more relaxed than mortgage lenders, but the exit mortgage must be available, so we check that first.
