Valuation, legals, funds
Valuer and lender solicitor instructed, your solicitor briefed with a checklist. We chase every day until the money lands.
What we need from you at the start
- The property: address or postcode, type, and what you are doing with it.
- The numbers: purchase price or value, loan required, works budget, expected end value.
- The exit: sale, refinance, or sale of something else, and any evidence you already have (a decision in principle, an agent's appraisal, comparable sales).
- Timing: exchange or auction dates, and when you need the funds.
- You: whether you are borrowing personally or through a company, and a sentence on your track record.
What lenders ask for later
Once terms are accepted, expect to provide ID and proof of address for each borrower and guarantor, bank statements showing the deposit, a schedule of works for refurbishment deals, evidence of the exit, and details of your solicitor. Limited-company borrowers will also need company documents and personal guarantees from directors, which is standard.
Where deals slow down
Almost always in the legal work: title defects, missing leasehold information, unanswered enquiries, a solicitor who has never done a bridge before. We give your solicitor a checklist on day one and we recommend a solicitor who does this daily if yours does not. The second cause of delay is valuation access, especially on tenanted or auction property; book it the moment terms are accepted.
How we are paid
Indicative terms are free. If you proceed we agree our fee in writing before any valuation or legal work is instructed. It is normally paid from the loan on completion. Where a lender also pays us a procuration fee we disclose it.
What we do not do
We do not arrange regulated bridging (where you or a family member live or will live in the property), we do not lend our own money, and we do not send your enquiry to a panel of lenders to bid on. One broker, one lender at a time, chosen for the deal.
